NOTABLE TRANSACTIONS: Hope K Farms buys 300-plus acres in northwest Ankeny - Business Record

Hope K Farms has purchased 306 acres of mostly farm ground in the rapidly growing northwest section of Ankeny, Polk County real estate records show.

Hope K Farms is managed by Reza Kargarzadeh, who owns Hope Development & Realty and who is president and CEO of Engineered Plastic Components Inc. The land purchased by Hope K Farms is south of Northwest 118th Avenue and west of Northeast Sixth Street. Hope K Farms paid Robert and Deborah Terrell $4.65 million  for 95 acres  at 1901 N.W. 118th Ave. Hope K Farms also paid DRA Properties LC $9.69 million for four separate parcels with a total of 211 acres. The largest parcel – 95 acres  –  is at  234 N.W. 118th Ave. Much of Ankeny’s residential growth is occurring in the city’s northwest quadrant, Derek Lord, the city’s economic development director said. “Five or 10 years ago, there was a lot of farm land north and south [of Northwest 36th Street]. Now we’re getting rooftops and that’s attracting retail services.” The transactions involving Hope K Farms were recorded Jan. 18.

In other Polk County transactions:

Stephen & Sons LLC,  located in Cedar Rapids, paid Donaldson Holdings LLC $1.18 million for property at 2300 University Ave. in West Des Moines, records show. A 5,388-square-foot building, occupied by Village Inn, is located on the site. The building was constructed in 1979. The property is valued at $868,100. The transaction was recorded Jan. 18. VanDorn Apartments LLC,  located in Kennewick, Wash., paid Brees Capital LLC $875,000 for property at 317 and 318 E. Van Dorn St. in Polk City, records show. Both parcels include two-story, eight-unit apartment buildings constructed in 1969. The property at 317 Van Dorn St. is valued at $442,000; the one at 318 Van Dorn St., $470,000. The transaction was recorded Jan. 19. Kwik Trip Inc.,  located in La Crosse, Wisc., paid Donna Kane $1.25 million for property Northeast 56th Avenue and East University Avenue in Pleasant Hill, records show. The specific addresses of the purchased property, which total nearly 4 acres, are 1101 N.E. 56th St. and 5607 and 5687 N.E. 12th Ave. A vacant metal office/warehouse building that once was home to Kane Tool sits on the property. Plans call for the building to be razed and  a Kwik Star convenience store  with fuel pumps built on the site. The transaction was recorded Jan. 20. AgriFinance Investors LLC,  located in West Des Moines, paid $1.1 million for  nearly 80 acres  located north of Northeast 126th Avenue and east of Northeast 22nd Street in Elkhart Township, records show. The property was acquired at a sheriff’s sale. The transaction was recorded Jan. 21.

Dallas County Downing Development WP LLC,  located in Polk City, paid the Norma Broderick Revocable Trust $1.3 million for 78 acres of farm ground  located north of Iowa Highway 44 and west of T Avenue, Dallas County real estate records show. The property is east of Dallas Center. The transaction was recorded Jan. 19. Cloud 9 Holdings LLC,  located in Urbandale, paid Castle Productions LLC $1.1 million for property at 2723 V Avenue in Waukee, records show. The property includes nearly 10 acres . A single-family house was recently removed from the property, according to the county recorder. The transaction was recorded Jan. 19.
